Please note: Concrete repairs will begin on Monday, May 5, 2025. It's very important to move your vehicle out of any areas marked for concrete repair by 7:30 AM.
Here’s what to expect:

Monday: The Uniforce crew will begin leveling and preparing the gravel. No vehicles should be in any spots where concrete is being repaired, and they must remain out of those areas through Friday.

Tuesday: Concrete will be poured, and cones will be placed.

Wednesday to Friday: The concrete will need to cure undisturbed for 3 full days. Please do not drive on the new concrete until cones have been removed.
Bottom line - If you see a cone, do not park there. Parking restrictions will be lifted this week for those impacted with concrete repairs.
Also, a friendly reminder to continue watering your lawn—especially if you have areas with straw and seed from recent repairs. We've noticed great progress on lawns where trees were removed earlier this year—keep up the good work! We will be assessing and replacing bushes later that didn't make it through the water line repairs.

There has been a lot of activity in the community recently, and naturally, that can bring up questions. In the spirit of open communication, we want to provide another update here and on our website to ensure all homeowners understand the water line replacement project and the steps ahead. While the amount of work completed may look overwhelming, we are truly beginning to see the light at the end of the tunnel.
Our Annual Meeting will take place this August as usual, including elections for next year’s board. We encourage all residents to consider nominating themselves or others who are ready to share their time, expertise, and energy to help maintain and strengthen Crosspointe on the Green. Over the past few years, Crosspointe has tackled significant projects, including roof maintenance, tree management, and addressing ongoing water line leaks. One important lesson we’ve learned is that while it’s easy to speculate, relying on expert advice from engineers and professionals has been critical in guiding every decision made.
We warmly invite all homeowners to get involved—whether by joining a committee or running for the board. These decisions are not easy, and your participation is vital. Contributing early in the process ensures your voice is part of shaping our community’s future. While feedback after a project is understandable, meaningful impact happens when we come together before and during project planning phases.
WATER LINES
As noted in the 4/25/25 update, the planned water line replacements for April have been completed for 24 units on lower Brookings Drive. An additional line was replaced in February, bringing the 2025 total to 25.
Since then, three more leaks elsewhere in the community occurred in April, resulting in three additional replacements. We have now replaced 28 water lines so far this year.
Reminder: This is part of a multi-year, community-wide infrastructure project, funded through regular HOA dues — not a special assessment. Over the past 2–3 years, leak repairs alone have cost the HOA more than $125,000 without addressing the underlying issues. Following the advice of an engineer engaged by the previous board, we are now fully replacing water lines to each unit rather than performing partial repairs.
The cost of replacing 25 unit lines, two community shut-off valves, and conducting necessary asphalt and concrete repairs is comparable to what the community has already spent on patch repairs — but provides a long-term solution that will minimize future emergencies and costs.
Only 28 of our 131 units have had replacements to date. We anticipate completing replacements community-wide over the next four years, replacing roughly 20–25 units per year.
Additionally, if leaks occur outside of the planned schedule, we will replace the affected unit plus three neighboring units at once to maximize cost efficiency.
ASPHALT & CONES
Repairs to the asphalt on Brookings were completed on 4/25/25. Cones have been placed to protect the new asphalt. Residents needing to access their homes should drive carefully through the cones; otherwise, please avoid the area until the cones are removed.
CONCRETE REPLACEMENT
Concrete repairs were delayed slightly to address three new leaks but are scheduled for the week of May 5. Sidewalks and parking pads where water lines were replaced will be restored at that time.
WATER PRESSURE
In the course of replacing water lines, we have also replaced the saddles, shut-offs, and pressure-reduction valves (PRVs) to protect the new infrastructure. Residents may notice slightly lower water pressure — this is intentional and beneficial to your home's plumbing. Previous pressure levels (~90 psi) were too high. The new PRVs are factory set to 50 psi, a safer and nationally recommended level to reduce wear and leaks. If preferred, homeowners may have a plumber adjust the PRV.
LANDSCAPING & POWER WASHING
Following tree removals and water line work, lawn regeneration is underway. Homeowners’ cooperation in watering is vital to restoring the grass. A power-washing bid has been accepted, contingent on completion by the end of May; otherwise, it will be scheduled for the fall.
HOME SALES
Despite national market softening, Crosspointe on the Green remains desirable.
Recent upgrades — including new roofs, tree management, and water line replacements — are important selling points for prospective buyers and continue to protect homeowner investments.
OTHER NOTES

The removed saddle valves and corroded materials from old water lines are temporarily stored along the Pale Moss fence for residents who wish to view them. Please walk carefully.

The tree removal plan remains multi-year. It is not yet determined how many trees will be replaced. A future landscape committee, if formed, will help guide replanting decisions.

This current phase of projects — tree removal, water line replacement, landscaping stabilization — fulfills the priorities established during last September's strategic planning meeting.
Moving forward, maintaining and improving our community depends not just on the board, but on everyone's engagement and ownership.

WATER YOUR LAWN
Our soil, tree cover, and shade make it difficult to grow lush grass. If your lawn has been reseeded (especially after recent repairs), please water 1–2 times daily to help it take root.
Although Highland Creek recently sent a letter about fertilizing plants, you are not required to do so. However, many neighbors have seen great results by adding fescue seed and a bit of fertilizer to their lawns and bushes.
SLOW DOWN
Please be mindful of your speed—especially in our small community. We’ve received several reports of speeding. For everyone’s safety, please obey posted speed limits.
VOLUNTEERS FOR FALL BLOCK PARTY
