WATER LINE REPAIR TIMELINE

At Crosspointe on the Green, maintaining and improving the integrity of our community’s infrastructure is a top priority. Our multi-year water line replacement project was launched in response to frequent and costly leaks caused by aging plastic pipes. After careful engineering analysis and strategic planning, the board implemented a phased plan to replace the water lines throughout the community without requiring a special assessment. This page provides a detailed history of the project, including why it was necessary, how it has been managed, and what residents can expect as we move forward.

Water Line Replacement Project: Overview
  • In 2022–2023, Crosspointe on the Green (CPOTG) began experiencing an increasing number of water line leaks throughout the community. Over two years, more than 50 leaks occurred, costing the HOA over $125,000 in emergency repairs.
    Many of these repairs only addressed small sections of pipe, leaving the remainder of the aging infrastructure vulnerable to future failures.

  • Recognizing that patching individual leaks was no longer financially sustainable or practical, the board engaged an independent engineer to assess the situation. The engineer recommended a full water line replacement to each unit to resolve the systemic issues.

  • In fall 2023, the board developed a multi-year plan to replace all 131 unit water lines, prioritizing sections with the highest rates of failure. Funding would come from regular HOA dues rather than a special assessment, minimizing financial burden to homeowners.

  • The first replacements began in February 2025, with an initial focus on the lower Brookings Drive area. As of April 2025, 28 unit lines have been replaced, along with community shut-off valves, asphalt repairs, and concrete sidewalk restoration.
    Each replacement not only involves new water lines but also installation of new saddle valves and pressure-reduction valves (PRVs) to better protect homes from leaks caused by high water pressure.

  • The project is expected to continue over the next four years, replacing roughly 20–25 units per year depending on the scope of work and any emergency leaks that occur in the meantime.

  • If leaks occur before scheduled replacement, crews are instructed to replace the leaking line plus 3 neighboring lines to maximize the investment of time and equipment.

  • Residents may notice slightly lower water pressure — this is intentional and beneficial to your home's plumbing. Previous pressure levels (~90 psi) were too high. The new PRVs are factory set to 50 psi, a safer and nationally recommended level to reduce wear and leaks. If preferred, homeowners may have a plumber adjust the PRV.
